Concepts for development

The objective of this document is to analyze and to set out the possibilities of a potential conversion of the total area. This list is only exemplary, no claim is made that this list is complete. The feasibility of the following conceptions and suggestions cannot be guaranteed. They only represent a series of proposals regarding the variety of possible developments. For this reason, we assume no liability in this regard, es­pecially concerning the grant of authorizations in all terms of implementation.

 

Concept 1. A riding school

 

classic and common conversion of a former farmyard / agricultural cooperative enterprises advantage: near-natural location, far from major towns

disadvantage: restricted infrastructural connectivity, could be solved using an own shuttle-service

conversion with manageable financial resources possible

majority of the present building structure can be reused with clear renovations:

 

 

unit 1: accommodation

• unit 2: rooms, reception, catering, community rooms unit 5: barn

• unit 7: rooms

• unit 8: rooms, community rooms unit 10: riding hall

available open spaces are ideally suited for usage

 

Concept 2. holiday resort:

 

advantage: near-natural location, far from major towns, options of diverse leisure activities out on the premises

disadvantage: restricted infrastructural connectivity, could be solved using an own shuttle-service

conversion connected to considerable financial resources

majority of the present building structure can be reused with clear renovations I rnod­ernizations:

 

· unit 1: accommodation 

·  unit 2: reception, catering, community rooms

·  unit 5: catering, entertainment

·  unit 7: rooms

·  unit 8: rooms

·  unit 10: leisure activities

available open spaces can be left vacant, alternatively, new buildings can be established in accordance with building licenses ( holiday homes )

 

Concept 3.age-appropriate living:

 

advantage: the natural environment in a quiet setting, far from major towns, protected from noise

disadvantage: difficult accessibility by public transport, could be solved using an own shuttle-service

conversion: cost-intensive complete renovation and restructuring necessary majority of the present building structure is suitable for takeover

· unit 1: accommodation 

· unit 2: reception, catering sector, community rooms

· unit 5: catering, community rooms, entertainment, social and cultural meeting points

· unit 7: assisted living

· unit 8: assisted living

· unit 10: entertainment, events

· unit 11: building for outpatient services, medical practice, treatment station, accommodation for caregivers

available open spaces are suited for rest and can be left vacant, alternatively, new build­ings can be established in accordance with building licenses

for residential properties.

 

Concept 4 business park:

 

specialized for rural areas ( nursery, garden center, agricultural machines, petrol station, car wash/wash station) additional to catering

advantage: extensive usable space, little competition, appropriate structure for ideal us­age, extensive parking areas possible

disadvantage: difficult accessibility by public transport cost-intensive conversion

parts of the present building structure are suitable for takeover

· unit 10: extensive warehouse is suitable for delivery/storage/ manufacture of products

available open spaces can be left vacant. alternatively, new buildings can be established in accordance with building licenses ( holiday homes )

o agricultural use: cattle breeding/livestock farming/plant production advantage: rural habitat, far from major towns, protected from noise conversion with manageable financial resources possible

parts of the present building structure are suitable for takeover

· unit 1: reception

· unit 2: accommodation

· unit 3: storage of work utensils

· unit 5: stable/barn

· unit 9: storage of work utensils

· unit 10: slaughterhouse, warehouse

· unit 12: shed/storage free farmland is suitable for plant cultivation

available open spaces can be left vacant, alternatively, new buildings can be established in accordance with building licenses ( holiday homes )

 

Concept 5 Horse grazing and stalls:

·Agricultural land as sectioned off grazing land

·Horse stalls built at the border to the grazing area with water troughs

·Possible to have rotational grazing by sectioning off the land
